Industrial Development - Indian Queens

H Developments, part of the Hawkins Motors Group, acquired this 11 acre strategic piece of land alongside the A30 in Indian Queens, with the aim of building a flagship showroom and workshop building, and developing the remainder of the land for much needed B1/B2/B8 business units for sale or lease. CSA were tasked with creating an eye-catching showroom, and obtaining detailed and outline planning permission for a further eight plots with a varied mix of industrial units, considering the wildlife constraints of the land as well as ensuring the end usability of the development.

The focal point for the development is the 41,000 sqft linear showroom building that runs parallel to the A30, and features alternating textured panelling with an ‘offset’ glazed corner to place the logo clearly in the view of passing high-speed traffic. The entrance side has several colour-coded entrances, for the different car franchises that could potentially occupy the showroom under the Hawkins brand.

Protecting the ecological features of the site was an important consideration within the development. A ‘green corridor’, which runs across the narrowest part of the site, has been retained with a proposed mammal underpass below the access road serving the plots. In addition, the watersource, at the furthest point of the site from the main road, has been developed into a wildlife pond, and enhances the amenity space for the users, as well protecting the ecological value of the site.

EU Grant funding has been secured, for the first phase of the development (Plots 8 & 9) and will provide approximately 21,000 sqft of industrial space set to achieve BREEAM Excellent levels of sustainability in design, construction and maintenance.
