The former Trennick House Site was purchased by our client, Cornishhomes.co.uk  from The Local District Council, who had prepared a design brief. CSA were commissioned to refine the design brief and prepare a master plan for the development of the site, proposed to consist of residential dwellings, ranging from 2 - 4 bedroom in size. CSA negotiated with the local planning department to prepare a high quality solution, using 3D visualisations, the scheme has been well received by the planning department. The design is a site specific solution to a challenging site; Cornwall County Highways required a road at a gradient of maximum 1:10, the average fall across the site is 1:8, they also require car parking facilities of 1.5 spaces per dwelling, the trees required protection zones and extensive negotiations were held with the forestry officer to agree the tree constraints. The solution is a 53 unit development with a small terrace of 5 four bedroom units at the foot of the site, facing Malpas Road, 2 blocks of apartments, comprising of two bedroom maisonettes and studio apartments and a crescent of high quality three bedroom houses. A bridge unit has been designed to accentuate the entrance into the crescent and a centrepiece has been created using a circular arrangement of car ports with a twisting cedum roof. The materials of the buildings have been carefully considered to respect the surroundings, natural materials, such as stone, timber and slate.
