csa were employed by Blue Space Property Ltd to produce an exemplar housing scheme for a brownfield site in the heart of Falmouth. An existing planning approval existed on the site for 5 detached houses and 7 apartments. csa produced a concept layout to redefine the existing approval, acheiving one more unit on the site. The scheme was designed, in association with the Cornwall Sustainable Building Trust, to achieve a pre-application "Code 5" level house, (carbon neutral). The scheme layout focused on maximising the solar orientation to maximise natural resources. Orientated due south, with large areas of glazing, bris soleil, overhangs and roof projections, allow winter sun to warm the building, whilst summer sun is restricted, controling solar gain, to minimise artificial heating. A striking feature of these contemporary homes is the optimum angled, photovoltaic south facing roofs. The local planning authority endorsed the design, approving the application within 7 weeks. The scheme started on site in March 2008.
